Construction Manager and Owner’s Representative 

(Contracted Position)

Radio Kingston is a non-commercial platform dedicated to a vibrant, just, and healthy Kingston centered around community storytelling, artistic and musical expression, conversation and connection. In furtherance of our charitable mission, we are building a community media campus at 693-701 Broadway in Kingston, NY, which consists of 4 buildings and a community garden. 3 of the 4 buildings are currently under construction. We are seeking an experienced project manager to act as both a Construction Manager and Owner’s Representative to support the completion of these projects, focusing primarily on the buildings currently known as 695 Broadway and the Annex. The CM will also interface with the other building’s teams as needed or as requested by Radio Kingston, specifically around landscaping / site plan and infrastructure on the campus, and overall coordination of various crews engaged on the site.

In that spirit, we seek to identify a Construction Manager who is interested in working with us to further opportunities for women and minorities, including minority women, in the workforce and who will take deliberate steps to address the historical under-inclusion of minorities and women and other underrepresented groups in the construction industry. Radio Kingston hopes and expects that this project will serve as a model for gender and racial inclusiveness on construction projects throughout the region. It is the intention of Radio Kingston throughout the development process to engage as many historically underrepresented individuals as possible, in every role and at every level.

Who You Are

The ideal Construction Manager has previous experience working on complex commercial construction projects, demonstrates meticulous attention to detail, and is able to operate with a heightened level of autonomy while coordinating multiple teams and vendors active on the site. Conversational fluency in Spanish is strongly preferred, but not required.

 

Anticipated Scope of Work

Collaborate with key team members of the project from Radio Kingston, including general contractor, architects, subcontractors, engineers and city

Facilitation and coordination of overall schedule – site plan, infrastructure, demo, build, hardscaping, landscaping, signage, exterior lighting and sound

Tracking of all project changes over time, including follow ups with key responsible parties (Owner, Architect, General Contractor, Subs, Vendors, Etc.)

Supporting realization of project milestones and deadlines

Identify, in collaboration with GC, additional vendors and subcontractors needed for project completion

Acquire and aggregate insurance certificates from all contractors working on the site

Ensure supplies and equipment are ordered and delivered according to schedule

Facilitate ordering and delivery of Owner supplied materials and finishes

Ensure compliance with safety regulations including COVID protocols and building codes

Daily site checks to monitor progress and quality standards

Facilitation of weekly progress meetings

Weekly progress reports, to include summaries and project changes

  • Highlighting priority items / critical paths

  • Assigning tasks to responsible parties

  • Smooth facilitation and communication around change orders, including financial implications

Budgetary reporting to Owner

  • Tracking GC progress reports and financial payments against budget

Coordination of required permitting w City of Kingston, to include interfacing with the Planning Board and other CoK Departments as needed

Facilitation, creation and completion of Master Punch List

Additional responsibilities as assigned / identified by Owner, Architect, or GC to support project completion

 

Required Traits and Experience

Previous experience successfully managing complex projects

Ability to take ownership of communication and task management

Heightened level of autonomy in leading projects

 

Expected Commitment and Compensation

We are looking to fill this position as soon as possible and expect a commitment of 25-30 hours per week through final CO of all buildings, with availability to be on site daily and as needed. (Expected completion of the Campus is Fall 2022.) Compensation is negotiable based on experience and qualifications.
